Are you NIMBYs? Are you against affordable housing?
Emphatically NO!
Our main concerns all stem from the size, scope and density of the project.
- The projected impervious cover puts our communities at risk of flooding (see Impervious Cover )
- The projected 660 additional cars will dangerously ingress and egress from and to Southwest Parkway (see Dangerous location ). Due to the unique location additional traffic will cut trough neighborhoods.
- The impact to the environment will be much larger(see Environment ).
- The density is so large that it does not meet the parklands requirement. This will result in trespassing of neighboring communities.
We do have feedback regarding the location for affordable housing:
It is not a smart place to put the project. Austin SMART Housing program stands for: Safe, Mixed-income, Accessible, Reasonably-priced, Transit-oriented:
- Safe: the location is not safe for traffic (see Dangerous location ).
- Mixed-income: All new affordable housing in District 8 is located in the areas in or close to tract 19.20. Tract 19.20 comprises 8% of the total district area and is the most disadvantaged tract in the district:
- Tract 19.20 has highest % of residents living in poverty of any tract in District 8: 5.8 times District 8 average (19.3% vs 3.3% District 8 average).
- Tract 19.20 has lowest median household income of any tract in District 8: 43.5% of the District 8 median HHI ($64k vs $147k).
- Oak Hill Elementary has the highest % of economically disadvantaged students of any elementary in District 8: 2x the average of all remaining District 8 elementary schools (48.4% vs 24.4%).
- Oak Hill Elementary has the lowest academic performance of any elementary school in District 8 (71% vs 88.7% avg for remaining District 8 elementary schools).
- Accessible: No sidewalks.
- Reasonably-priced: the price of the land lots creates a higher opportunity cost per-unit than most, if any, other affordable housing projects.
- Transit-oriented:
- The closest bus station is 30 minutes walking with no sidewalk.
- No closer bus stops are in any long-term approved Metro plan.
- MetroBus Pickup is not a viable alternative to regularly scheduled transit (limited service range, not available on evenings/week-ends, unpredictible schedule).
